Scope
What is on a commercial schedule.
- Planned maintenanceSurveyed first, then priced per unit rather than per floor area, with a report after each visit saying what changed since the last one.

Economisers
Free cooling, until the damper sticks.
Most packaged units here have a set of dampers that bring in outside air when it is cooler than the air inside. In this climate that is free cooling for a large part of the year, and it works only as long as the dampers move and the sensors read.
They fail quietly. A stuck damper throws no fault and makes no noise — it just costs money in one direction or makes the building hard to hold in the other, and nobody can say when it started.
- What we checkDamper travel end to end, the actuator, the linkage, the sensors and the minimum position — recorded as a figure each visit.
- What we findActuators seized, linkages disconnected, and minimum positions somebody moved during a cold snap and never moved back.
- Why it matters hereThe shoulder seasons are long. A working economiser is doing real work for months either side of summer.
